ACCESSORY and NON-COMPLIANCE FEES

Accessory Fees:

MPAC assesses the units in the park to determine their level of permanence. Any unit that is 8 ½ feet wide or wider, and/or has a Florida room, is classified as more permanent. These units also require an escort when being moved. Due to their more permanent status, MPAC imposes an annual fee on them. Happy Hills receives a yearly invoice covering these units, and we then issue individual invoices annually to the owners of these units.

Non-Compliance Fees:

These fees are due to current non-compliance with the rules outlined in Happy Hills’ Rules and Regulations. To avoid receiving a yearly invoice, please ensure that your site adheres to these policies, which are detailed in our Park Policies and Regulations.

Yearly invoices will be issued for the following:

Over Sized or non metal or pvc sheds:

• 2 sheds are not permitted
• size of shed is 50 sq.ft. metal or pvc

Over Sized Lean-to’s:

• Only the maximum width of the shed is permitted
• 24” out and NO taller than the roof of the shed

Over Sized Storage Boxes:

• Only 1 box per site maximum 40cu.ft.
• There are a number of “Rubbermaid” type boxes on sites and agree that they help tidy things up around the yard.  However, excessive sized boxes can become an additional form of clutter and also may become an obstruction of view for others.  When purchasing one of these storage boxes, please observe our sizing requirements.

Over Height Privacy Fences:

• Maximum height is 66” from the top of the fence to the base
• Maximum length is 12’
